Flex space in Singapore: what people search for, and where to find it

The words people type when they look for an office in Singapore, grouped as they search, each with the page on Knight Frank's register that answers it: 125 spaces from 10 operators, asking prices from S$436 a desk a month. Where a search asks for something the register does not hold, we say so rather than guess.

Office types and ways to rent

Most searches start with the type of space. The register records four: private offices (often sold as serviced offices), hot desks, dedicated desks and meeting rooms, each with an asking price per desk a month.

The CBD and the city centre

Most of the register is in the Central Business District. Searches name a precinct, a street or a building; each goes to the precinct or station page that holds those listings.

Fringe, suburban and regional hubs

Outside the city centre the register is thinner. Precincts with three or more spaces have their own page; the rest are on the suburban and city fringe pages and the map.

Near the MRT

Every space on the register has its walk to the nearest MRT station, routed on foot where we have the route, and the share of that walk under cover.

Who is looking

The register does not record industries, communities or specialist fit-outs, so no page here claims to suit a sector. What it can sort by is team size, budget and place.

Rooms and features

The register records meeting rooms, phone booths, private offices and desks for each space. It does not record amenities such as studios, gyms or opening hours, so none is claimed.

Prices, budgets and terms

Every price on the register is an operator's asking price per desk a month, excluding GST. Budgets below are those asking prices; terms, deposits and promotions are not recorded.

Questions

What does the register record for each space?

Its operator, address and precinct, an asking price per desk a month, the private offices, desks, meeting rooms and phone booths on record, the private office sizes, and the walk to the nearest MRT station with how much of it is under cover. It lists 125 spaces from 10 operators, last updated 3 November 2026.

What does it not record?

Amenities such as studios, gyms or showers, opening hours, day passes, hourly or half-day rates, contract terms and deposits, promotions, certifications, reviews and ratings. Where a search asks for those, we check with the operators when you enquire.

Are the prices quotes?

No. Prices are indicative asking prices from the operators, per desk per month and excluding GST, as recorded in the register (listings last updated 3 November 2026). They are subject to confirmation with the operator.
