1. About the Portal

The Knight Frank Flex Space Portal (the "Portal") is an online tool operated by Knight Frank Pte Ltd (Estate Agent Licence No. L3005536J) ("Knight Frank", "we", "our" or "us") to help individuals and organisations discover and enquire about flex space and serviced office options in Singapore.

The Portal is provided as a convenience and information resource. The listings and information shown are indicative only and do not constitute definitive offers, valuations or advice. Property particulars displayed on the Portal are prepared for general guidance and do not form part of any offer or contract. Photographs show only certain parts of properties at the time they were taken. Areas, floor plates and measurements are approximate. Any map pin positions shown are indicative and may not reflect the precise location of a property.

By accessing or using the Portal, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the Portal.

2. Acceptance of Terms

By accessing or using the Portal, you confirm that you accept these Terms and agree to be bound by them. If you do not agree, you must not use the Portal. If you are using the Portal on behalf of an organisation, you confirm that you have authority to bind that organisation to these Terms.

3. No Client, Advisory or Professional Relationship

Access to or use of the Portal does not create any client, advisory, financial, professional or agency relationship between you and Knight Frank. The Portal is an information resource only. Nothing on the Portal should be construed as constituting any form of advice (legal, financial, investment or otherwise) or as a recommendation to enter into any transaction.

If you submit an enquiry through the Portal, Knight Frank may contact you to discuss your requirements. Any advisory relationship that may arise following such contact would be governed by a separate engagement agreement.

4. Accuracy and Completeness of Information

The information provided on the Portal, including space listings, pricing, availability, floor areas and locations, is provided by Knight Frank and, in certain cases, by space operators. While we take reasonable care to ensure accuracy:

• Information is indicative and not definitive. Knight Frank makes no express or implied guarantee as to the accuracy, completeness, currentness or fitness for a particular purpose of any information on the Portal.
• Pricing and availability are subject to change and are not binding until confirmed in writing by the relevant operator.
• Floor areas and measurements are approximate and should be independently verified before making any commitment.
• Map pin positions are approximate and do not guarantee the precise location of any property.
• Photographs and images may not represent the current state of a property.

You should independently verify any information on the Portal before relying on it for any purpose. Knight Frank accepts no liability for inaccuracies in information provided by third-party operators.

5. Not Financial, Legal or Property Advice

Nothing on the Portal constitutes financial, legal, valuation, investment or property advice. The Portal is intended for general information and enquiry purposes only. You should seek independent professional advice before entering into any property transaction or making any commitment based on information from the Portal.

Knight Frank is not responsible for any transaction you enter into with a space operator following an introduction facilitated through the Portal.

6. Enquiries and Communications

When you submit an enquiry through the Portal:

• Your enquiry details may be shared with the relevant space operator(s) to facilitate a response.
• Knight Frank or the relevant space operator may contact you by email, phone or other means to respond to your enquiry.
• Submitting an enquiry does not constitute any obligation on your part to enter into a transaction, nor any obligation on Knight Frank or the operator to make a space available.
• Knight Frank acts as an intermediary only; any lease, licence or service agreement would be entered into directly between you and the relevant operator.

7. Portal Availability

The Portal is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied, including without limitation warranties of merchantability, fitness for a particular purpose or non-infringement. Knight Frank does not warrant that the Portal will be error-free, uninterrupted, secure or free from viruses or other harmful components.

Knight Frank reserves the right to suspend, withdraw or change the Portal or any part of its content without notice. Knight Frank will not be liable to you for any unavailability of the Portal.

You are responsible for ensuring that any persons who access the Portal through your internet connection are aware of these Terms. You access the Portal at your own risk and are responsible for taking appropriate precautions against viruses or other harmful material that may be downloaded as a result of your use of the Portal.

8. Intellectual Property

All content on the Portal, including but not limited to text, logos, graphics, images, layout and software, is the intellectual property of Knight Frank Pte Ltd, its licensors or the relevant space operators, and is protected by applicable copyright and intellectual property laws.

You may access and use the Portal for your personal, non-commercial research and enquiry purposes only. You may not, without our prior written consent:

• Copy, reproduce, distribute or republish any part of the Portal's content.
• Scrape, spider, crawl or use any automated means to extract, harvest or copy data or listings from the Portal.
• Use any data mining, data extraction, database scraping or screen scraping tools in connection with the Portal.
• Systematically retrieve, compile or extract any content from the Portal to create or populate any database, directory or collection of property listings.
• Harvest or collect email addresses, contact information or any personal data of third parties from the Portal.
• Use the Portal for any bulk commercial distribution, advertising or promotional communications.
• Modify, adapt, translate or create derivative works from the Portal's content.

Knight Frank's name, logo, "Knight Frank Flex Space Portal" and related marks are trade marks of Knight Frank and may not be used without our prior written permission.

9. Acceptable Use

You agree to use the Portal only for lawful purposes, in a manner consistent with these Terms, and in a way that does not infringe the rights of any third party. You must not:

• Use the Portal in any way that is unlawful, fraudulent or harmful to others.
• Attempt to gain unauthorised access to the Portal or any related systems or networks, or to circumvent any security or access control measure.
• Flood or probe the Portal, or use it in any manner that places an unreasonable load on, overburdens, disables or impairs our servers or infrastructure.
• Upload, transmit or distribute malicious code, viruses, worms or any software designed to disrupt or damage the Portal or any connected system.
• Transmit unsolicited or unauthorised advertising, promotional material, spam or chain letters through or in connection with the Portal.
• Impersonate any person or entity, or misrepresent your affiliation with any person or entity.
• Harvest or collect email addresses, contact information or any personal data of third parties from the Portal.
• Use or attempt to use the Portal to derive, test or reverse-engineer any confidential data, pricing model or proprietary methodology.

Knight Frank reserves the right to refuse access to the Portal to any person who breaches these provisions.

10. Artificial Intelligence Technologies

Knight Frank, as part of the global Knight Frank network, may use artificial intelligence (AI) tools to support operational and service delivery functions within our organisation. To the extent that any such tools process data related to your use of the Portal, they are governed by our Privacy Policy and by appropriate safeguards including data minimisation and access controls.

The Portal itself does not use AI to generate property listings, valuations or advice. Information displayed on the Portal is prepared and reviewed by human staff.

Any enquiry you submit will be reviewed by a Knight Frank adviser before any response is made. We do not use AI to make solely automated decisions about you.

11. Limitation of Liability

To the fullest extent permitted by applicable law, Knight Frank excludes all liability for:

• Any direct, indirect, incidental, special, consequential or punitive loss or damage arising from your use of, or inability to use, the Portal or any information on it.
• Any loss arising from inaccuracies in property information, pricing or availability provided by space operators.
• Any loss arising from your reliance on information on the Portal as a substitute for independent professional advice.
• Any loss resulting from interruption, suspension or discontinuation of the Portal.
• Any loss resulting from transactions entered into with space operators following an introduction through the Portal.
• Any loss resulting from unauthorised access to or alteration of your data.

Nothing in these Terms limits or excludes any liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited by law.

12. Third-Party Links

The Portal may contain links to third-party websites, services or resources. These links are provided for convenience only. Knight Frank does not endorse, control or accept responsibility for the content, availability, privacy practices or terms of any third-party site, and following such a link is at your own risk.

The Portal also loads certain resources from third-party providers in order to function, as described in our Privacy Policy.

13. Privacy

Your use of the Portal is also governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Portal and submitting an enquiry, you consent to our handling of your personal data as described in the Privacy Policy.

14. Governing Law and Jurisdiction

These Terms and your use of the Portal are governed by the laws of Singapore. Any dispute arising in connection with these Terms or the Portal shall be subject to the exclusive jurisdiction of the courts of Singapore.

15. Changes to These Terms

We may update these Terms from time to time to reflect changes in our practices, the Portal or applicable law. The updated Terms will be posted on this page with a revised effective date. We encourage you to review this page periodically. Continued use of the Portal after any changes constitutes your acceptance of the updated Terms.
