Registering a company address at a coworking space
A coworking or serviced office address can be used as a company’s ACRA registered office address, provided the operator formally provides that service and consents to it in writing.
Yes. A coworking or serviced office address can serve as your ACRA registered office address in Singapore. The requirement under the Companies Act is a physical Singapore address at which statutory correspondence can be received; a P.O. Box is not acceptable. What the requirement does not do is make the address automatically available to you. Registered address provision is a service the operator agrees to, and it is frequently not included in a membership.
This is the point occupiers most often miss. A hot desk membership will very often exclude it. Where it is offered, it may be described as a registered address, a business address or a virtual office service, and it commonly carries a separate monthly charge per entity.
The statutory position also changed in 2026, and a large proportion of the guidance currently published online has not been updated to reflect it.
What ACRA requires of a registered office address
Section 142 of the Companies Act 1967 requires every Singapore company to maintain a registered office in Singapore at all times. It must be a physical location, it cannot be a P.O. Box, and it is the address to which ACRA, the Inland Revenue Authority of Singapore and the Ministry of Manpower send statutory correspondence. It is also where the company’s registers and records are kept unless ACRA has been notified otherwise. The registered office does not have to be where the business actually operates.
Until 20 October 2026 the registered office also had to be open and accessible to the public for at least three hours during ordinary business hours on each business day. The Corporate and Accounting Laws (Amendment) Act 2025, passed on 5 November 2025, removed that fixed minimum opening-hours obligation with effect from 20 October 2026. In its place is a notice-based rule: a person entitled to inspect the company’s records must give reasonable notice, and the company must then make those records available for at least two hours during a business day.
For a flexible workspace occupier the practical effect is limited. A staffed centre satisfied the old three-hour test comfortably and meets the new inspection requirement equally well. What determines whether the address can be used is not the premises but whether the operator has agreed to provide the service.
What to establish with the operator before you file
Written consent to use the address
Operators require formal agreement before an address is used for company registration, and a filing made without it can be challenged. Ask for written confirmation naming the entity, the suite or unit reference where one applies, and the date from which the address may be used. Keep it with the incorporation file.
Whether the service is included or charged separately
Registered address provision is commonly unbundled from the desk rate, particularly on lower-priced memberships. Establish whether it is included, what it costs where it is not, and whether the charge applies per entity. A group registering three related entities at one address is frequently quoted three times, which is rarely anticipated at proposal stage.
How mail and statutory correspondence are handled
Correspondence from ACRA, IRAS and MOM will arrive at this address, and some of it is time-bound. Establish whether the operator scans and forwards, holds for collection or does both, how quickly items are notified, and who is notified. Missed statutory correspondence is the common failure in this arrangement, not the address itself.
Whether the building or the operator restricts it
Some operators exclude particular activities, and a small number of strata-titled developments carry by-laws restricting use of the address for company registration. Where the business holds or is applying for a licence — financial services, employment agency, education — confirm that the address will be accepted by the relevant regulator, which can apply a standard different from ACRA’s.
What happens when the agreement ends
A change of registered office address must be filed with ACRA within fourteen days for a local company. When an agreement ends or is not renewed, that filing obligation is the company’s, not the operator’s, and the operator’s mail-handling obligation usually ends on the same date. Agree a forwarding period at the outset rather than at the point of departure.
Occupiers assume the registered address comes with the desk. It does not. It is a separate service, it is often separately charged per entity, and when the agreement ends the filing obligation sits with the company rather than the operator.
When an address is all you need
A business that needs an address and not space does not need to take a desk to obtain one. Registered address and virtual office services are sold on their own by most operators and by licensed corporate service providers, at a fraction of the cost of a membership. Taking a desk purely to secure an address is a common and avoidable expense, particularly for holding entities and for foreign parents establishing a Singapore presence ahead of hiring.
The reverse also holds. Where the business genuinely needs space, the registered address should be one line in the comparison rather than the reason for the decision. It is among the easier items to secure and among the least expensive to change.
This page describes market practice and the statutory position in general terms. It is not legal or corporate secretarial advice, and incorporation matters should be confirmed with a registered corporate service provider.

Frequently asked questions
Can I use a coworking address as my ACRA registered address?
Yes, provided the operator offers a registered address service and consents in writing. The address must be a physical Singapore location capable of receiving statutory correspondence, which a staffed centre is. The service is frequently charged separately from the desk rate and is not automatic on every membership.
Does a registered office still have to be open for three hours a day?
No. That fixed minimum was removed with effect from 20 October 2026 under the Corporate and Accounting Laws (Amendment) Act 2025. A person entitled to inspect the company’s records must now give reasonable notice, after which the company must make them available for at least two hours during a business day.
Does ACRA accept a virtual office address?
Yes, where the address is a real Singapore premises able to receive statutory correspondence from ACRA, IRAS and MOM. Virtual office and registered address packages from operators and licensed corporate service providers are a standard way of meeting the requirement without occupying space.
Can a P.O. Box be used as a registered office address?
No. The registered office must be a physical address in Singapore. A P.O. Box is not accepted, because statutory documents and notices have to be capable of being served at the address.
Is the registered address included in a coworking membership?
Not reliably. It is commonly unbundled, particularly on hot desk and lower-priced memberships, and is often quoted as a separate monthly charge. Where several related entities are being registered, confirm whether the charge applies to each of them.
Can more than one company be registered at the same coworking address?
Yes. There is no restriction on multiple entities sharing a registered office address, and it is common practice at serviced centres. The operator’s own terms govern how many entities it will accept and at what cost.
What happens to my registered address when I leave the centre?
The company must file the change of registered office address with ACRA within fourteen days, and for a foreign company within thirty days. The operator’s obligation to receive mail normally ends with the agreement, so a forwarding period is worth agreeing before the exit rather than after it.
